The Westfield Topanga mall http://westfield.com/topanga/;
is one of the largest in the United States. This
project consists of over 1 million sq ft of upscale
expansion. There are approximately 125 tenants
on two floors in the existing structure with the
new expansion adding over 100 more. Total construction
cost for the mall is $2 billion with the current
expansion at $330 million. The facelift provides
upscale dining options with cafe-style dining
terraces and full-service concierge and acres
of covered parking. Also included is a Westfield
Play Town for children, a family lounge and an
indoor carousel and multiple, massive skylights.
Owen has been involved from the
beginning of the project providing structural
engineering services for the mall expansion as
well as seismic retrofit of the existing construction.
Owen also provided the preliminary design for
the new parking structures around the perimeter
of the project. The new mall expansion consists
of approximately 0.75 million sq ft including
parking decks on the third and fourth levels.
The construction of the
new mall uses post-tension concrete floors with
pour-in-place concrete shear walls and concrete
moment frames over pile foundation system. The
seismic retrofit consists of adding steel braces
and shear walls to reduce the displacement and
increase the seismic capacity of the existing
building.

The Park at Harbour View, Long
Beach, CA
This $500 Million
mixed-use hotel and garden plaza complex is comprised
of six residential buildings, ranging in height
from 6 to 11 stories each; two 26-story condominium
towers; and one 25-story hotel tower with large
garden and walkway retail plaza. The entire site
is situated over a 3-story parking garage of approximately
324,000 square feet totaling 3,200 spaces. The
project overlooks Queensbay in the Long Beach
harbor and is one of the largest mixed-use projects
in Southern California and has substantial site
constraints, including ground water, existing
historical buildings adjacent to the site, as
well as being close to a major active fault system.
It is part of a larger planned development that
includes 246 condominium units; 538 apartment
units; 25,000 square feet of retail and commercial
space; and a 500-room hotel. The first phase consists
of apartment units, retail space, clubhouse, and
leasing office in a four 4-story and two 9-story
buildings.

This mixed-use
development project is approximately 11 acres
consisting of 270,000 square feet of retail, cinema,
restaurant, entertainment, office tower, and subterranean
parking. There are 375 units of student housing
located on the top level. Estimated cost of construction
is $185,000,000. The Paseo is located in the College
Community Redevelopment project area and designated
by the City of San Diego as one of five "Smart
Growth City of Villages
